The season runs backwards here. Roughly November through April is when the visitors, the seasonal residents and the revenue arrive, and it is the worst possible window to take a kitchen offline. Commercial gas work wants to happen in the slow, hot half of the year, which means the planning conversation happens in spring for work that lands in summer.
Multifamily is a bigger share of the building stock here than almost anywhere in the country, and the money for mechanical work often arrives attached to something else. Florida tightened structural milestone inspections and reserve requirements for older condominium buildings after 2021, and Miami-Dade and Broward have run building recertification programs for far longer than that. When a building opens up its budget for that, the riser and the mechanical rooms are frequently in scope at the same time.
Then there is the plain industrial work, which gets overlooked because it is not glamorous. The warehouse and light industrial corridor along NW 107th Avenue and out toward Okeechobee Road and the Palmetto is minutes from our shop in Hialeah Gardens.
One more thing, and it catches people out on new service. The gas utility map across these two counties is split between three companies, and not every one of them serves both. A commercial load usually means a service application and often a meter or riser upgrade, and that is a lead time, not a same-week item. It is worth starting before the equipment is ordered rather than after it arrives.

That is usually the first thing to sort out. Planned work gets scheduled against when the building or the kitchen can actually lose gas, which in a restaurant is rarely during service and rarely in season. Tell us the window and we will build the sequence around it.
Often, when it’s arranged in advance. Our hours are Monday to Friday, 8:00am to 4:00pm, and work outside them can be scheduled where a job needs it. For a kitchen in season or a riser in an occupied building that is usually the only way it works, so say what your window is early and we’ll build the sequence around it. On a live gas smell at any hour, the first call is your gas utility’s emergency line or 911, whoever your contractor is.
The physical work is often not the long part. A new or upgraded commercial service usually involves an application to the gas utility and can mean a meter or riser upgrade, and that runs on the utility’s timeline rather than ours. Start it before the equipment is ordered. The most common scheduling problem we can’t fix is a kitchen full of equipment waiting on a meter.
